CQS Solicitors
CQS accredited solicitors means a firm of solicitors accredited to the Law Society Conveyancing Quality Scheme. Solicitor firms with this accreditation kite mark have been rigorously tested by the Law Society for approval into the scheme.
The scheme was recently introduced by the Law Society to mark out those firms with excellent conveyancing credentials and able to offer a quality conveyancing service to the public.
Many mortgage lenders stipulate that only firms that are members of CQS may act for them on lender panels. This means if you are buying a house with a mortgage your lender may only allow a firm of CQS solicitors to act on its behalf (although this won’t affect sales where a mortgage needs to be redeemed). This is certainly the case with HSBC and First Direct mortgages where it is a condition of being able to act for the bank the the firm is CQS accredited. It is thought many banks will follow this lead and require only CQS solicitors onto their panels.
